I always say I’m not the weatherman… I can’t actually predict what’s going to happen in real estate. And truthfully, I’d rather be upfront than promise sunshine only for it to start pouring rain.

We’re seeing strong activity, quick sales, and lots of interest… but make no mistake - it’s still a strong buyer’s market. If you are a seller and want to sell this fall - preparation and pricing are everything.

Showings are up. Confidence is creeping back in. But buyers? Some are still tossing out really low offers just to see what sticks. Sellers are getting wise. Pricing smart. Holding steady.

The market’s in a bit of a stop-and-go rhythm. More homes are hitting the market, but buyers are cautious. Homes that are priced right + thoughtfully presented are getting results - confusion tactics are turning buyers away.

April’s market was a bit of a mixed bag—much like the weather. Homes priced under $1M are seeing more movement, while higher-priced listings are taking longer to sell. Buyers are definitely out there and actively looking, but many are still holding back on making a move.

Yes, the real estate market can feel uncertain. And yes, there’s a lot of noise. But here’s what I know for sure: your personal timing matters more than the headlines.

Right now, we’re in the freezing mountains—peaks and valleys everywhere. Some homes (especially at lower price points) are still seeing competition, while others? Sitting still. For the most part, we’re in a deep freeze.

While there's always uncertainty as to where what 2025 holds in store, the market is feeling fairly balanced.
