“Hot N Cold” (by Katy Perry) is exactly how I’d describe this real estate market right now - and it’s changing fast.
I mean… it's been mostly cold. But there are definite flickers of heat. (kinda like the weather!)
Showings are up. Confidence is creeping back in.
But buyers? Some are still tossing out really low offers just to see what sticks.
Sellers are getting wise. Pricing smart. Holding steady.
This is the busiest we’ve seen 2025 so far - but the energy still feels a little cautious, like everyone’s waiting to see what the other side will do.
Here’s my take:
→ If you’re buying: Be strategic, not scrappy.
→ If you’re selling: Stay sharp, show well, and don’t panic.
There’s opportunity for both sides - if you lead with clarity, alignment, and just a little bit of swagger :)
