It's time to get movin' for both buyers and sellers. 

Fall is here. And with it, a little more energy in the market.

September always brings a shift. Families have settled back into school routines, people have clarity after the summer fog lifts, and suddenly - decisions feel more possible.

Both buyers and sellers: it's time to get moving.

For buyers: the rate cuts we saw this summer are starting to matter. Affordability is improving (slowly, but meaningfully). If you've been waiting for a signal, this is a reasonable one. More inventory is still available than this time last year, which means you have real options without the pressure of a frenzied market.

For sellers: fall is historically one of the strongest listing windows. Serious buyers are out there - they've done their homework over the summer and they're ready to act. Homes that are priced right and prepared thoughtfully are absolutely getting sold.

The market isn't back to 2021 levels and I don't think we should expect that. What we have instead is something I actually prefer - a calmer, more considered market where the right buyer finds the right home.
